The AAG building process

As a well established and highly sought after boutique building company on the Northern Beaches, over the years we have created a streamlined and stress-free process so that you know exactly what to expect along the way.

Step 1: The Initial Meeting

The initial meeting will usually take place either at the site of the build or at your home. You will meet with our lovely project manager to talk through all of the hopes and dreams you have for your project. This is a great opportunity to ask lots of questions so be sure to check out our blog on questions to ask your builder during the first meeting here for some helpful talking points to get you started!

If you have already engaged an architect, it can be helpful for them to come along to the initial meeting too. This is a great opportunity for your Architect and project manager to build rapport as they will be working closely together to bring your vision to life.

Step 2: Design & Planning

Some of our clients have already got plans before they meet us, if this is your situation, then jump ahead to step 4. However, if you don’t yet have plans, we will put you in touch with our design and planning team to create a design and plan which you love.

Our design team consists of architects, draftsmen and engineers; all of which we have extensive experience working with. You might only need to meet with one of them to create your dream plan. We will be right beside you during this process.

Step 3: Approval

Once you have a set of plans that you absolutely love, it is important to get these lodged with the council asap so that they can provide you permission for the works. With this, there are a few different options, so head over to our blog ‘Development Applications vs Comply & Development Certificates’ to give you an overview of the difference between the two. This process is something that our Project Manager or your Architect can guide you through. Keep in mind that this process can take up to 6 months so it’s definitely something that needs to be done sooner rather than later.

Step 4: The Quote

Once we have a good set of plans, it is full steam ahead! Our Project Manager will spend the next 2 weeks developing a comprehensive quote for your job. This will provide you with an overview of job specific details, inclusions and exclusions.

We provide two different options for you when it comes to your quote: cost plus and a fixed price. If this sounds like gibberish to you, head over to our blog ‘cost plus vs fixed price’ to get a better idea about the pros and cons to each.

Step 5: Readjustment

We know that sometimes, the quote might be more or less than you had anticipated and might need some tweaking accordingly. Our Project Manager will walk you through the quote and suggest areas which can be easily altered or replaced.

Step 6: Contract & Cover

Once we have fine-tuned the quote, we will provide you with a formal hardcopy quote which will need to be signed by both yourself and the Project Manager. At this time we will also provide you with our AAG specific terms and conditions, Master Builders contract and Home Owners Warranty. Make sure that you read through the contract with a pencil in hand, and flag anything that you are unsure of and our Project Manager can answer any questions that you might have.

Step 7: The Building Works

This is where the fun begins!
Here is what you can expect during the build of your home with AAG Constructions:

Weekly on-site meetings with your Project Manager. This will be scheduled at a time to suit you. During these meetings, any issues which have arisen during the weeks’ work can be addressed in a timely manner and clients will have an opportunity to make sure they voice how they are feeling about the progress of the project. Within 24 hours of the meeting finishing, your Project Manager will provide you with a copy of the site meeting minutes which will ensure that all parties who were present at the meeting are on the same page. These meeting minutes will also document tasks allocated to various team members so that the client is aware of who is responsible for different aspects of the job. This ensures that nothing is ever missed and you as the client are completely involved in the process.

You will be introduced to the AAG tradespeople who will be working on your job. We are a family at AAG Constructions and want you to feel comfortable with our tradespeople on site. You can expect to see the same team on site every day and we will always be sure to let you know if there is an unfamiliar subcontractor or tradesperson expected on site.

We will electronically share the project timeline spreadsheet LIVE with you so that you can log on at any time and see where the project is up to and view any amendments which have been made. You will be able to see any updates made to the timeline, as they are made – no secrets here! If you have decided on a cost-plus contract, you will also be able to see any cost adjustments and where you might be saving some money!

As well as weekly meetings with our project manager, you will have a site foreman who is allocated to ONLY your job. He will be on-site running the works every day and your job will have his 100% undivided attention.

Step 8: The finished project

Finishing your new home is a BIG DEAL and it is certainly a reason to celebrate. We will provide you with a portfolio that contains all of the warranties and certificates that you might need and will ensure that we leave your new home sparkling clean.
