DON’T: Choose your Builder based on Price Alone!
It is all too tempting to go with the lowest price in order to save yourself some money; which could be spent on other things, like bigger and better kitchen appliances, or a new set of golf clubs. However, often the lowest price can mean the builder has not made all the necessary inclusions.
DO: Beware of the Cheap Quote
Read each quote thoroughly to be sure you are comparing apples with apples. If it sounds too good to be true, it usually is.

DON’T: Blow The Budget!
Ensure you have adequate funds available for your job. Put aside a contingency sum of money for unexpected items such as hidden asbestos that requires immediate removal by a professional. You already have enough to do without worrying about having enough money.
DO: Discuss Your Budget
Discuss it with your builder and designer/architect. Consider a fixed quote from your builder as a better contract option if you have a strict budget. (For more information on contract options, check out our blog which explains in detail the differences between cost price and fixed price).

DON’T: Underestimate How Difficult It Is To Live Amongst A Renovation
Living through a reno can be dusty, loud and frustrating. If staying elsewhere is not an option, talk to your builder about options which can make your stay more comfortable, and less dusty!
DO: Consider Moving Out!
Remember that a builder must go to a lot of extra effort to accommodate clients who stay at home throughout the renovation process. This translates into extra time and money that could be used for off site accommodation for you and your family.

DON’T: Over Capitalise!
It’s tempting to get carried away with your renovation, however it’s important to add value to your property without wasting money on grand ideas that don’t result in adding any value.
DO: Choose High Quality Fixtures & Fittings
Attention to detail and using good quality items can be the difference between a tacky bathroom and a classy one. But keep in mind, a potential buyer won’t look too closely at these items. They are more likely to be wowed by grand open spaces and the quality of the build.

DON’T: Be Under Prepared!
It is important to be prepared with your ideas and concepts before you start construction. It is a good idea to have a look through home design magazines or even make a clippings board to get a feel for what you like and don’t like. A great tool used by a lot of modern builders and clients is Houzz. You can check us out on there and begin creating your own inspiration/idea board. It’s very important that you’re able to communicate what you want to your builder and other trades.
DO: Your Research!
Consider the lighting for example; if you haven’t given this any thought, you will be rushed into making decisions on the spot when the electrician asks you where you want your down lights. Instead, work on a lighting layout with your designer, or arrange a site meeting with the builder’s electrician prior to commencement to discuss your electrical plan.
