Living And Renovating On The Northern Beaches

All You Need To Know

AAG Constructions is an elite and leading building company based on Sydney’s beautiful Northern Beaches. Founded by Director and Project Manager Adam Alexander Gabay, AAG Constructions has been operating for over 15 years and has grown to become one of the most reputable and recommended building companies in the Northern Beaches.

Adam chose the Northern Beaches to base his business because of the striking coastline and coastal towns which have managed to maintain a smaller community village feel; as well as being close to his family who all reside in the Northern Beaches. Adam loves our local community and especially loves supporting local trades and businesses. Adam’s employees are also Northern Beaches locals which adds to work/life balance, meaning that the site foreman can drop his kids to school before work starts and the apprentice can catch a wave in the sunlight after a day on the tools. That is part of the work-life balance that AAG truly values and means that our employees start work on Monday morning with a smile.

The Northern Beaches

Sydney’s Northern Beaches stretches from the northern tip of Palm Beach south across 52 coastal villages to Manly Beach. The area was formerly inhabited by Garigal people and is known as Guringai country, rich in Indigenous Aboriginal history.

The Northern Beaches is famous for its orange coloured sand and breathtaking cliff faces which plunge into the Pacific Ocean. The area has become fondly known to many locals as the “insular peninsula” and it is no wonder that many who move here decide to never leave (it’s a hard place to beat). If you are looking for coastal living but also want great access to arts, music and even the city – the Northern Beaches is the place for you.

Hard Facts

Population: 271,278 – 48.8% male and 51.2% female

Median Age: 40

Median House Price: $1,725,000

The Northern Beaches has a variety of fantastic public and private schools and is well known for it’s highly sought after teachers and facilities. Being such a highly sought after area, the high quality of teaching and support available for students (particularly in the public system)  is the best you will find. Many of the local primary public schools are walking distance from home – giving families in the area that dreamt-about luxury lifestyles of letting the kids ride bikes to school or detour for an ice cream at the beach on a hot summer Friday afternoon. For families, the Northern Beaches is an incredible place to raise kids.

The Northern Beaches is full of boutique fashion stores displaying local and national designers as well as beautiful wholefood grocery stores and regular farmers markets dotted along the coastline. For those who are more inclined to a shopping centre or Westfield, fear not – the Northern beaches has two large and newly renovated shopping centres at Warriewood and Warringah Mall.

Since the Northern Beaches does not have a direct train line, it was previously seen as a difficult location to get to, particularly for those that worked in the city. However, a brand new transport system with NSW Transport has introduced a “B-line” double story bus which travels from Mona Vale down the coast and into the CBD – every 10 minutes. Ferries from Manly are also frequent and many residents who live around the Manly/Freshwater/Queenscliff area commute via ferry daily to their jobs in the CBD (how does that sound for your morning commute – surely beats sitting in traffic!). Parking in the northern beaches is ample, and those who prefer an air-conditioned drive will enjoy cruising down the coastline with frequent glimpses of the pacific ocean.

Interesting Facts

The most northern point accessible on the Northern Beaches is the iconic Palm Beach lighthouse – home to Home and Away’s “Summer Bay”. While Palm Beach is a highly sought after tourist attraction, if you visit on a weekday it reflects a more laid back sleepy coastal village – particularly the Pittwater side (where our favourite cafe just happens to be – The Boathouse). The Northern Beaches is home to more than half of all the beaches in Sydney, so it’s no surprise that living in the area tends to be more expensive than many other suburbs in Sydney.

The Northern Beaches is known for its weather which mirrors paradise. The area maintains a cool ocean breeze through those hot Australian summer days when suburbs further west are suffocated by a stale heat.

Northern Beaches Culture

The Northern Beaches is a culture in itself. The area hosts several farmers markets on a weekly basis, showcasing local talents, arts and crafts. The area also is home to several local community gardens with locals favouring local produce and ethically sourced materials. The Northern Beaches is an environmentally minded area with young families opting for organic locally grown food and handmade trinkets as gifts.

The Northern Beaches has produced many creative artists including musician siblings Angus & Julia Stone, Ocean Alley and Flume (just to name a few) while also producing world-famous actors like Chris Hemsworth (who commenced his acting career in Home and Away) and Nicole Kidman.

Northern Beaches Community

Living and working in the Northern Beaches has allowed us to create a strong working relationship with the Northern Beaches Council. We are able to confidently guide our clients through the process of getting council approval and can even liaise with the council on behalf of the clients if required. We also like to support local businesses and source our trades and suppliers locally.

We place a big emphasis on ensuring that the products we recommend are sustainable and environmentally friendly so that we can all feel better about the impact we are having on our environment. The Northern Beaches is also home to some of Australia’s best architects and designers, with style and design unique to the area. Adam has developed a strong network of trades in the Northern Beaches and sources materials and products from the local area.

New Homes & Home Renovations Northern Beaches

When it comes to Northern Beaches renovations and new homes – the world really is your oyster when it comes to design. We have a few carefully selected architects and designers on our team who we have great experience collaborating with and can recommend confidently depending on your design requirements.

While many homes on the Northern Beaches are already renovated, there is still a considerable number of blocks which have original homes with very good bones on them. Finding a property which has the potential to be renovated is often going to be the most cost-effective solution, and we are noticing that brand new homes are becoming less popular in the Northern Beaches. Additions, renovations and extensions make up most of our projects on the Northern Beaches however we are happy to discuss your options depending on the structure of the building, and it’s potential.

While there are literally hundreds of different styles of homes on the Northern Beaches, there does tend to be a trend which is quite unique to the area and somewhat different to other areas in the Northern Beaches. Here are our top picks for renovation styles on the Northern Beaches:

Bohemian Style Interior

Bohemian style homes reflect a carefree lifestyle with very few rules. The wonderful thing about the bohemian style is that it can draw from both elegance as well as vintage furniture and fixtures. If this style appeals to you we would highly recommend engaging an interior stylist or designer; while it can sound like an easy thing to just throw items together – it takes an experienced eye to make a mismatched space look beautiful and not messy.

Hampton Style Home

Hampton style is probably the most popular style in the Northern Beaches at the time of writing (December 2020) and draws inspiration from the most luxurious homes on Long Island, New York. Think loads of natural light with big open spaces paired with cool colours and crisp whites. Hamptons style homes often have fabulous entertaining areas and feel comfortable for both intimate cups of tea and larger dinner parties – either way, the Hamptons style is great at creating a welcoming atmosphere.

Contemporary Architecture

Contemporary architecture is primarily reflective of the here and now, featuring all of the latest styles and trends – however, there really are no rules when it comes to this kind of architecture. Often contemporary architecture is bold and doesn’t necessarily need to adhere to a certain style or time. Contemporary architecture often mixes materials such as timber, concrete and sandstone and can host both smooth curves and sharp lines.

As you might have guessed, contemporary architecture is often the most expensive style to design and build (but also the most breathtaking) so if you are considering a home of this style, get in touch, and we can recommend one of our favourite architects to get those creative juices flowing.

Northern Beaches Renovation Services

As a leading building company in the area, we have developed a good understanding of what most of our clients are hoping to include in their renovation. We have also developed a flexible approach so that we can recommend alternatives to suit any budget.  If you don’t quite have the budget for a full renovation or new build, there are smaller and more affordable options to upgrade your home:

Kitchen Renovations Northern Beaches

Renovating your kitchen can be a great way to upgrade a tired feeling home, without necessarily spending a fortune on a bigger renovation. The kitchen is an area that most families spend the majority of their time in and can even become a central entertainment area and can really change the feeling of your home.

Bathroom Renovations Northern Beaches

The bathroom is another excellent space to renovate if you are hoping to make your home feel fresher or cleaner. While a bathroom renovation can become expensive depending on fixtures and fittings chosen, small changes can also be made to spruce up a dull bathroom or add style to a space, such as changing a mirror or adding a new timber benchtop.
